A Collaborative Approach with YMD Boon Architects and MPH Building Systems
From the outset, the Building 110 project was defined by a spirit of partnership. Working closely with YMD Boon Architects, our Design Manager Mark Wolverson, and the expert team at MPH Building Systems, we were able to develop a high-performance modular building solution tailored to the exacting requirements of Manchester Airport Group (MAG) and East Midlands Airport (EMA).
YMD Boon Architects brought their extensive design expertise, ensuring the building’s form and function would meet and exceed client expectations. MPH Building Systems, with over 50 years’ experience in off-site construction, manufactured the modular units at their state-of-the-art facility in Hull. This off-site approach not only guaranteed a consistently high build quality but also minimised disruption to the busy airport environment.
Innovation in Design and Delivery
Our collaborative design process focused on delivering a robust, low-maintenance building with a projected lifespan of 40 to 50 years. Key performance criteria—such as thermal efficiency, acoustic separation, and future-proofed electrical and IT infrastructure—were developed through joint workshops and ongoing dialogue with all stakeholders.
By leveraging the strengths of each partner, we were able to standardise components and processes, drawing on lessons learned from previous successful projects such as the Castle Rock WCs refurbishment. This approach has created a blueprint for future modular developments at the airport.
Logistics Excellence: Cranage and Delivery During Peak Periods
One of the most spectacular moments of the project was the craning of the modular building sections into position—a feat of logistics and teamwork. The operation was meticulously planned, minimising disruption during what was an exceptionally busy period for the airport, coinciding with the start of the summer season and the nearby Download music festival.
Our logistics plan, developed in close consultation with MAG/EMA and MPH, ensured that transport lorries and the crane were positioned on site precisely on schedule. Access routes were secured, and all necessary permits and safety measures were in place. The entire crane operation was executed in full compliance with all safety and operational protocols. Ten lorries travelled down from Hull, each loaded with a separate section. The first part of the operation took place the morning before installation with five lorries parking up overnight at the nearby service station, and the other five arriving at the airport ready to be in position for lifting into place first thing the next morning. The crane also travelled down from the North, coming from Manchester. Despite the added complexity of increased traffic and heightened airport activity, our team’s experience and proactive communication with all stakeholders ensured a seamless delivery and installation process.

Building 110 is more than just a new facility for East Midlands Airport—it is a model for how complex infrastructure projects can be delivered efficiently and safely, even in the most challenging environments.
